Master policy and TLL program design

  • Master policy: A building- or portfolio-level policy you place to cover eligible tenants who do not present their own acceptable policy. Premiums can be billed back per unit per month or via other internal accounting methods.

  • Tenant Legal Liability (TLL): TLL protects the landlord’s interest for covered damage tenants cause to the premises. We validate TLL terms and limits against your rules and local requirements.

  • Auto-enroll: When a tenant lacks an acceptable COI/policy by your deadline, the workflow places them on the master policy and updates compliance status. Opt-out remains available if the tenant later submits acceptable proof.

  • Remittance and reconciliation: We produce monthly rosters of enrolled units, effective dates, and proration notes for finance teams.

Waivers and exceptions

  • Waiver: A time-bound exception to your standard insurance requirement. Typical reasons include corporate leases, subsidized housing programs, institutional coverage (e.g., student housing), or short-term occupancy.

  • Controls: You set allowable reasons, documentation requirements, and maximum durations. We track waiver expiry and re-verify eligibility at renewal or move-out.
